John Steer t/a Linkways Mortgage & Financial Services is an independent mortgage broking company, with many years experience in financial services.

We appreciate and understand that your mortgage is likely to be the largest financial commitment you will undertake and our aim as independent mortgage advisors is to provide a quality client-focused service. Our role is to help you understand how a mortgage works and how control of the repayments is essential for prudent money management.

Throughout our association with you we are committed to giving the highest standard of service and customer care both before, during and after your mortgage completes.

We will endeavour to reduce financial burden in addition to providing adequate protection for you and your family and where possible allow you to redeem your mortgage earlier.

The Financial Services Authority (FSA)
The FSA is the independent watchdog that regulates financial services and it requires us to give your certain information so that you can decide whether our services are right for you. We will provide you with an Initial Disclosure Document (IDD) which details the key facts about our mortgage services and will enable you to make an informed choice.

John Steer t/a Linkways Mortgage and Financial Services FSA No 302598 is authorised and regulated by the Financial Services Authority. Our permitted business is advising on and arranging mortgages, general insurance and term protection.

We offer a full advice and recommendation service in all cases in order that we can make an informed decision with you about the choice of your new mortgage. We will provide an explanation of the main relevant repayment methods available (for example, capital and interest or interest only) and the implications of taking a mortgage. It is important for you to ensure that any questions you have are answered before you proceed with your mortgage/remortgage.

During our initial meeting, we will be completing a detailed mortgage/financial review questionnaire to enable appropriate advice to be given on your mortgage and other related insurance products.

Once we have made our recommendations to you we will provide you with a Record of Suitability letter and key Facts illustration of your mortgage choice at the time of our meeting. You should keep these documents as they will be an important record of our discussions. Details of the loan will also be confirmed in your lender’s formal offer.

Although John Steer t/a Linkways Mortgage and Financial Services may receive fees from lenders with whom we place mortgages we always source a mortgage to fit our clients requirements and not by any fees that the lender may pay us for introducing you to them.

Confidentiality and Data Protection
We will treat all your personal information as private and confidential (even when you are no longer a customer) except where the law requires us to do so or where disclosure is made at your request or consent is relation to arranging your mortgage, for example when instructing a financial adviser or insurance specialist.

You have the right to inspect any documentation we hold in respect of our dealing with you. We will keep copies of your records only for the duration of the selected product(s) as suitable for your requirements. They will be kept confidential and in accordance with the requirements of the Data Protection Act.

Complaints Procedure
Our aim is to provide you with a first class professional, efficient and confidential service. However, in the event that you have cause for complaint you should either contact us by telephone 01689 880147 or in writing to Linkways Mortgage and Financial Services, Holly House, 18 Hollydale Drive, Bromley Kent BR2 8QL. If we are unable to resolve the matter to your satisfaction within 28 days of receiving your complaint you may be entitled to refer it to the Financial Ombudsman Service.

Consultancy and Administrative Fee
Mortgage Advisory Services are committed to providing a quality service and identifying the most appropriate mortgage for your present requirements.

We confirm that a fee of between 1/2% and 1% of total borrowing, minimum fee of £500, will be charged and payable by your Solicitor on completion. If requested the fee can be added to the mortgage where possible.
